Placer County Fixers for Sale

The following list includes all of the homes and condos currently being marketed for sale in Metrolist MLS as fixers or fixer-uppers. Not all properties that are in bad condition are on the list, just those that have been purposefully indicated as fixers in the MLS. The method used determine to whether a home is a fixer in the MLS is open to interpretation. Fixers can range in condition from just needing some updating and cleaning to needing to be completely rebuilt or even being bulldozer practice.

The term "fixer" has been popularized during the past few years.  Numerous television shows, magazine articles, books and websites have touted the ability of home buyers to find bargains in neglected, old or worn out homes. Most of these media sources have focused on successful fixer rehabilitations. However, there are people who fail to make a profit on fixers all the time.

Now that the market has slowed and is no longer bailing out investors who made bad decisions, it is important to be realistic about each property and not assume that it is a good deal, just because it has a low price and is called a fixer.

While it is true that fixers can be found in many cases at a price below market rate, it is also true that these lower prices are often warranted by the numerous repairs needed to bring the home to an average condition. Home buyers and investors that are interested in buying a fixer should either have an extensive background in contracting or have access to a contractor who is willing to work with them throughout the process of buying, rehabbing and selling a fixer property.

Experienced fixer investors typically have an instinct that will allow them to calculate a rough estimate of the costs needed to bring a home up to an average condition after only a short inspection of the property. If the price will allow them to rehab the home, make a reasonable profit and have a small cushion for unexpected problems, they will buy the home. If not, they will pass.

Most fixer home sellers want to sell their home "As-Is" and many times they are unfamiliar with all of the homes issues, because they are either unfamiliar with basic home construction or they are absentee owners who may have never lived in the home. Fixer home sellers cannot usually give an accurate estimate of all of the homes problems, nor can they provide a complete list of all of the homes issues. This makes it all the more important that buyers interested in buying a fixer either have an extensive construction background and the ability to accurately estimate repair costs or that they have a contractor they can trust to assist them. Even with a strong background in construction, it may still be prudent to hire a good home inspector to give a second opinion and to offer a different perspective on the home.

Links have also been provided to lists of fixers in Sacramento County  areas including: Antelope, Citrus Heights, Carmichael, Fair Oaks, Orangevale and Folsom. Some of the cities will have numerous fixer homes and condos for sale, others may have none. We update the lists hourly from Metrolist MLS, so if there have been any new fixer homes or condos added to the MLS, you will be sure to find them here.
